Role Summary
The Senior Project Manager for Property Management leads
in the development and preparation of one or more intermediate
or large sized projects. This position works together with cross
functional departments to ensure the timely, completion of high quality projects.
Key Responsibilities
The Senior Project Manager has the following responsibilities:
. Manages and directs the development and deployment
of new system projects and enhancements to existing IT
projects. Works with the customer during the project
initiation phase to develop project scope, objectives,
resource requirements, milestones and business requirements.
Ensures timeliness and manages the quality of deliverables,
milestones, and end product. Works with the customer
throughout the project lifecycle.
(40%)
. Establishes and maintains project artifacts (e.g., project
charter, project plan, issues log, etc.) according to established methodology. Manages communication plan for project
status, issues and risks; provides project performance
metrics with a focus on status, budgets, and projections.
(20%)
. Identifies and gathers all work orders and required
material, equipment and personnel resources for project implementation; participates in the formulation and
approval of proposal strategies. Responsible for following
established change management processes.
(15%)
. Manages project team including 3rd party vendors to
achieve project objectives. (15%)
. Mentors and provides guidance for IT staff and project
resources. (10%)
Key Working Relationships
The Senior Project Manager must develop and manage strong relationships with key individuals within the organization.

Chief Information Officer:
. Communicates modifications, risk, and new projects
across departments
. Reports project cost vs. budget, project status, and
critical risk issues
. Provides recommendations to improve processes to
ensure department efficiency
IT Support Managers and Directors:
. Communicates modifications, risk, and new projects
across departments
. Reports project cost vs. budget, project status,
and critical risk issues
. Provides recommendations to improve processes
to ensure department efficiency
3rd Party Vendors:
. Manages the vendor to deliver agreed upon deliverables
. Works with vendors to develop statement of work
. Works with vendors to gather business requirements
. Works with vendors to ensure compliance with standards
Business Stakeholders:
. Communicates project developments and schedules
Key Role Characteristics
. Knowledge and experience in one or more of the following:

. Strong understanding of Software Development Life Cycle (SDLC)
. Experience with Microsoft Office, specifically MS Project
. Ability to interact with all levels of management and staff
. Strong communication skills (written, oral, and presentation)
. Must be able to balance multiple demands and work both independently and as part of a team
. Strong customer service orientation
. Process-oriented with sound judgment, attention to detail, accuracy, and follow-through
. Ability to prioritize workload
. Strong analytical and organizational skills
. Experience and ability to author business requirements, develop process flows and create use cases
Education & Professional Qualifications
A Senior Project Manager has, at minimum, the following qualifications:
. Education:
- Bachelor's degree or appropriate combination of education
and related experience preferred
. Professional Experience:
- 5+ years of project management or IT applications
solutions development and delivery experience
- Experience in successfully managing cross-functional team
projects using standard project management tools
. Additional Certification Preferred:
- Project Management Professional (PMP)
- Six Sigma
